Keith explains what these different loans are; conforming loan, non-conforming loan, jumbo loan, portfolio and sub-prime loan. In this episode Keith and Kyle discuss what happens after an offer on a house is accepted. They take you through what disclosures are, how they detail every facet of the loan and why it is important to read the disclosure packet fully. Why it is important that questions and issues be to addressed as soon as possible? So that the chance for delays and headaches decrease! Keith talks about the pre-processing and processing of client’s documents and files. He also de-mystifies what the underwriting process is for Kyle. Every person in each step of the loan process wants their clients to close their loan on time so working together is key to success and getting them into their new home.

This episode discusses FHA loans and their appraisals. FHA loans are appealing to first time buyers because of the higher loan to value and the lower initial investment. But FHA loans have a few additional hurdles to clear during the home buying process, these additional conditions and what a FHA loan is are discussed in episode 4. It is important to note that the FHA’s biggest concerns are for Health and Safety issues, to protect the security of the property and the structural soundness of the property. During the appraisal of a house if issues are found they must be fixed before a person can close on the loan. We go over what some possible issues are and why FHA loans are designed to help protect the home owner.
